Top 15 Things To Know When Hiring A Roofing Contractor

Are you licensed?

In Tennessee a general contractor license is not required for jobs under $30,000. I am a certified roofing contractor with GAF, OC, and Certainteed.  It is important to ensure the company you choose complies with all state laws.

Do you have workman's comp insurance?

Yes, Workman’s comp insurance can be an expensive cost some roofing companies will not carry, however, it is the law. If an injury were to occur the cost could be carried by the homeowner so it is prudent to find a company that carries this important insurance.

Do you carry general liability insurance?

Yes, This insurance is similar to workman’s comp except where workman’s comp covers the workers, liability insurance covers your property. This is an important insurance to carry to make sure any damage done to your property is covered by the roofing company and not your own insurance.

Will you remove my old roof?

Yes, Unless old shingles are removed one cannot truly know where the soft spots or rotting wood truly exists. If a company shingles over the old roof this could cause a potentially bigger and more expensive issue in the long run.

Are you going to install drip edge or edge metal when you install the new roof?

Yes, all the way around. This is an essential piece of roofing that goes a long way to protecting your home. It is an aluminim piece of sheathing that extends beyond the last shingle so water travels into the gutter and not behind it protecting your fascia and wood on your roof. This is important to every new roof.

Will you use ladder stabilizers or standoffs to protect my gutters when you install my roof?

Yes, and if any gutters are damaged we will replace at no additional charge. Just as important as the materials used to replace your roof, so are the tools. Stabilizers help protect your gutters from damage so you do not end up with a beautiful roof but broken gutters. In the event that damage does occur, you need to know the company you’ve trusted to repair your roof will also fix any damage.

Do you bring a container for refuse material?

Yes, or a trailer. The old roofing material has to go somewhere nd it should not be your responsibility to decide where. A trustworthy roofing company will provide their own container or trailer to remove any old material from the job site without request.

Where will you place the container for the refuse?

Most likely, the driveway as these containers are not big enough to damage concrete driveways. It is important to know where the container will set during the project to ensure cleanliness and little disruption to your landscaping and yard.

What will you do in the case of inclement weather during the job?

We will do our best to protect your roof, we will never leave it open to the elements. Most of the time, covering with a tarp will offer protection in the event of a storm. The weather can be unpredictable so knowing your roofing company has a plan in place to protect your home in the event of a storm is critical. Unprotected roofing can cause water damage and bigger issues in the long run, a tarp is a great way to protect your investment.

Do you have a local phone number and address?

Yes. When severe weather strikes it is too common to see several bands of trucks roaming the streets looking for contractor work. While they may know what they are doing you must think what will happen should something go wrong? How will you reach them? Will the person that did the work be available to come back and fix it? Keep this in mind when looking for a roofer to do high quality work on your home.

What is the warranty on my new roof?

Yes, manufacturers generally offer 15 years, plus on whole roof replacements, we have a ten year workmanship warranty. Roof repairs carry a one year workmanship warranty.  Deciding to replace your roof can become an investment, it is also good to know that your new roof is protected with a warranty that guarantees top quality materials and labor.  Commercial roofs carry only manufacturer warranties.

What is the cost of plywood should you find rotten roof or soft roof decking?

Approximately $60 per sheet. Many roofers will not provide this information up front and sometimes the wood underneath the shingles is rotten and needs replacing. Before you get a surprise bill after the work is already done it is good to know what sort of materials your roof may need to be protected properly.

How will you protect my landscaping during this project?

We will protect your house and landscape with tarps and even plywood if necessary. Your home is important to you and you need a roofing company that understands that. A good roofing company should leave the property as if it were untouched except for a brand new beautiful roof.

Is there going to be someone on site with whom I can communicate?

Yes, we make sure to have a manager available during all projects. To ensure that communication is open between homeowner and roofing company a manager should be on site at all times.

Do you provide a written estimate?

Yes, after our consultation a written quote for the project will be provided to you. There should be no surprises when a project is being quoted on your home. It is imperative to find a roofing company that will have a consultation with you to discuss the needs of your particular roofing project and discuss all costs before a single shingle is removed.
